How much does a reserve study update cost?
Ballast prices a reserve study update from a published three-tier property grid. The tier follows the property's complexity. The Update fee pays for recomputing every component at current cost using a supported prior inventory.
The current list range
Ballast's list prices for a Reserve Study Update are published on a three-tier property grid. This build could not read the grid, so the current range is quoted in the scoping flow rather than stated here.
Those are base list prices for the Reserve Study Update. Full Reserve Studies have separate prices. The scoping flow confirms the property's tier, the supported engagement form and the localized quote before any charge.
What an update fee pays for
An update is not a lighter edition of a study. Every component in the inventory is aged forward, re-costed from current data, and run back through the funding models; the funded status and the recommended contribution are recomputed from scratch. What the prior study saves is the field inventory, and only when the prior record is complete enough to rely on. Ballast checks that before quoting: if the inventory is missing components or carries costs that cannot be traced, the supported engagement is a new study and the quote says so.
The part of a study that is judgment, the handful of decisions about whether a reported exception warrants an adjustment, is the same amount of work whether the inventory is new or carried forward. That is the work the fee pays for.
Why the fee varies by tier and not by page count
The grid has three list tiers and one scoped tier. Tier assignment is published at Ballast's tier assignment rules and turns on six yes-or-no facts about the property, not on page count or unit count. A common-area association that maintains no building envelope is the first tier. An association that maintains roofs, cladding, windows or balconies is the second. Vertical systems such as elevators, pressurised plumbing risers or central HVAC distribution, or structural exposure such as post-tension, podium or structural deck, place a property in the third. A master association, a mixed-use property, one with more than one reserve fund, or one with non-assessment revenue such as commercial rent, parking or a marina is the fourth and is scoped individually, because the grid does not pretend to price that work.
The tiers classify upward: a property that answers yes to a higher-tier question is that tier, whatever else is true of it. Under-classifying would price complex work as simple work, and the quote would not survive the engagement.
What the fee buys
A Ballast Full Reserve Study or Reserve Study Update meets the content Fannie Mae's Full Review process requires of a reserve study: all major common-area components expected to need repair or replacement, their condition and remaining useful life, the estimated cost of each, the total annual contribution required net of existing reserves including inflation, an analysis of existing funded reserves, and a suggested funding plan. The study records the cost basis behind each replacement figure, so a board or a lender can see where a number came from rather than take it on faith.
The study is dated and versioned. A board can hand it to a lender three years later and the lender reads exactly what was issued.
What to do
- Check the study you have (board secretary or manager). Pull the current reserve study and note its completion date, its funding method and whether its component list looks complete. If it is older than three years or built on baseline funding, it cannot carry Fannie Mae's study substitution, and the update is not optional.
- Classify the property (treasurer). Read the tier assignment rules and answer the six questions. The tier they produce selects the base price used in the localized quote.
- Request a scope (board or manager). The scoping flow confirms the tier, checks whether the prior record supports an update or requires a new study, and presents the engagement form and quote. No account is created and nothing is charged at this step.
- Time it to the budget (board). A study issued before budget adoption lets the board set the reserve line to the study's highest recommended allocation, which is what the January 4, 2027 reserve allocation test accepts in place of a 15% budget line.
- Decide on continuity (board vote, separate). Keeping the study current after issue is Live Reserve Service and is always a separate election. The update fee on this page does not include it.
What the list price does not cover
This page states Ballast's list prices and the reasons they vary. It does not quote any other preparer, and it does not state the price a specific property will be quoted until the tier is confirmed. A reserve study is not a warrantability determination and does not by itself make a project eligible for financing.
