How old can a reserve study be for Fannie Mae review?

For Fannie Mae Full Review, the lender may review the most current reserve study or Reserve Study Update only if it was completed within three years of the date the lender approves the project. A baseline-funded study cannot carry the reserve-study substitution for applications dated on or after August 3, 2026.
Two separate checks
Currency: measure three years from study completion to lender project approval. The source does not use the loan application date or the association's budget date for this test.
Funding method: when the lender relies on the study instead of the budget calculation, baseline funding is not permitted and the budget must include the study's highest recommended reserve allocation.
A study can be current but unusable for that substitution because of its funding method or contents. It can also use a non-baseline method and still be outside the three-year window. One fact does not cure the other.
Study Check can identify the visible date, method, recommendations, and missing information in the document. Only the lender determines whether the complete project file satisfies Fannie Mae's requirements.
