For management companies
Reduce reserve-study friction one association at a time.
Ballast gives managers a consistent diagnostic, scope handoff, professional review process, and board-ready record while the initial commercial relationship remains association-specific.
See the supported answer first, followed by the information used, unresolved gaps, review steps, and sources.
How the work moves
From your information to a supported decision.
See what happens at each stage, what still needs attention, and when a professional report becomes an issued record.
- 01
01 · Refer
Start with one association
Use a free Check on the association currently causing the most trouble. It identifies the issue without committing the portfolio, adopting a system, or asking any board to sign anything.
- 02
02 · Supply
Give information once, in the form you already hold it
The prior study, the budget, the reserve balance, completed work, and known upcoming projects. Ballast works from the documents a manager already keeps rather than requiring them to be re-entered into a new format.
- 03
03 · Consistency
One report structure across every association
A manager reading studies from six firms is doing translation work before the board conversation starts. Every Ballast report uses the same structure, the same terms, and the same funding grammar, whichever association it is for.
- 04
04 · Board-ready
Output the board can act on without interpretation
The report leads with the position, the recommendation, the capital timing, and the decisions in front of the board. The manager is not required to translate the analysis before the meeting.
- 05
05 · Re-entry
Confirmed facts are not requested twice
Property facts confirmed once carry into the next scope, the next onboarding, and the next study. The repeated re-entry a manager absorbs today is the friction this removes first.
- 06
06 · Cadence
Full and Update are different products, chosen from the record
Whether an association needs a Full New Reserve Study or a Reserve Study Update is derived from whether its prior record qualifies as a baseline. An Update is never used to disguise the need for a Full, and the manager is told which it is and why before a fee is quoted.
- 07
07 · Continuity
The issued report stays fixed while the record stays current
Issued Baseline, Current Position, and Standing are distinct records. Later information is reviewed by Ballast and may inform Current Position without rewriting anything that was professionally issued.
- 08
08 · Live
A continuing relationship rather than a document every few years
Live Reserve Service keeps the reviewed record connected to what changes next. It attaches to issued professional work, it does not replace required study work, and it is always a separate election.
- 09
09 · Boundary
Ballast does the specialist work and hands the association back
Ballast performs the analysis, the professional review, and the issuance. It does not perform the operational work a management company performs, and there is no ongoing wedge into the manager's board relationship.
- 10
10 · Not yet built
Portfolio visibility is a direction, not a current feature
There is no manager login, no portfolio dashboard, and no portfolio-wide reporting today. Ballast will not describe one as available, and a manager evaluating Ballast should evaluate one association's record end to end, which is what exists.
Start with the question
Start with the diagnosis, not a product catalogue.
Known property facts carry forward into the appropriate scope and one exact quote when professional work is supported.
