What reserve-study gaps can distort next-year contributions?

Missing or stale component, condition, useful-life, cost, reserve-balance, inflation, or funding-plan information can change a reserve study's annual contribution estimate. A precise total is not reliable merely because it is precise.
Which gaps matter?
The current Fannie Mae content list provides a bounded way to review the document:
- missing major common-area components;
- condition or remaining useful life that no longer matches current facts;
- repair or replacement costs with no traceable basis;
- an opening funded-reserve amount that does not reconcile;
- annual contributions that do not show how existing reserves and inflation were handled; or
- no clear suggested funding plan.
Those are content and input gaps, not automatic findings about adequacy, compliance, or lender eligibility. Their actual effect depends on the property and requires review.
What should happen before the budget is final?
Name the gap, identify the supporting document or professional judgment needed, and keep it separate from accepted facts. Study Check is the smallest supported next action for a board that already has a study but cannot see whether these inputs are current.
